Bridge Housing, in consortium with Capella Capital, has been announced as the developer of a site in inner city Redfern. Bridge Housing will bring 38 years of experience in social and affordable housing to the NSW Land and Housing Corporation’s $230M redevelopment project.

This will be the first time a community housing provider has been awarded developer lead on a major NSW Government development of this scale. This CHP sector milestone will create more than 300 inner-city homes across the housing spectrum: integrating social and affordable homes with private market dwellings to create a robust, engaged community.

Pending final planning approval, the development team expects to deliver:

  • 100 social housing homes owned by the NSW Land and Housing Corporation
  • 40 affordable homes for very low to moderate income families owned by Bridge Housing
  • 80 affordable homes for key workers owned by institutional investor
  • 11 specialist disability homes owned by impact investors
  • 100 market homes
  • New corporate headquarters and community space owned by Bridge Housing and a new site
  • for the PCYC.

“The site at 600 Elizabeth Street has laid dormant for over a decade. Working in partnership with national infrastructure developer Capella Capital, we will transform the site for the local community” stated Rebecca Pinkstone, CEO of Bridge Housing.

“We believe the development will become a blueprint for how the community housing sector,
working in partnership with government, institutional investors, commercial lenders and the private sector, can deliver social and affordable housing at scale,” Ms Pinkstone said.

“With thirty eight years’ experience in the delivery of quality housing and services, Bridge Housing is uniquely positioned to deliver affordable housing designed for the local community. The development will provide a template for how large-scale development can be undertaken to support a diverse and vibrant city.”

Bridge Housing is also innovating its strategic financial relationships; working with leading impact investor Conscious Investment Management on a new $65M programme that will provide up to 90 social housing properties.

Bridge Housing and CIM teams

Working with CIM we will leverage headlease funding from the NSW Government. Bridge Housing will have the resources needed to vastly improve the lives of people residing in social housing by providing longer term rental stability.
